Getting Your Rental Home Move-Out Ready
To ensure you can get back your security deposit once it’s time to vacate your rental property, be sure that your home has been taken care of properly. If you’re unsure or need help getting back your security deposit, keep reading for a checklist and tips on how to get your rental home move-out ready.
Think Back to Move-In
Before you start on your move-out checklist, it’s important to think back to the status of the property on move-in day so you know what to strive for. Having photos of the space can help with documentation of the condition. Also, it’s important to review your lease for steps on what to do, whether that be about vacate a notice or specific tasks that must be done.
Deep Clean
A general rule of move-outs is that you should deep clean your space if you want to ensure you get back your security deposit. Again, your lease may provide specific details, but you should wash the windows, sweep, mop, and vacuum all the floors, and deep clean your kitchen and bathrooms. This means getting into the blinds, wiping down doors and door frames, dusting furniture fans and lighting fixtures, and disinfecting kitchen and bathroom surfaces such as sinks and countertops. And remember the outside; make sure to clean your yard or outdoor space if you have one, take out all the trash, and clean trash cans.
Battery Power
Another way to get back your security deposit is to ensure all battery-powered fixtures are properly installed and have working batteries. This includes smoke detectors and carbon monoxide detectors. The same idea goes for light bulbs as well.
Leave No Trace
Make sure you don't leave anything behind in your rental home, as anything you leave behind may incur a removal and disposal fee. Check to make sure you have gathered all your personal items; this can even be a great time to sort through your things and get rid of items you don't want or need anymore. Also, remember to clear out the fridge, freezer, and pantry to be clear of any food items and also clear out all cleaning and laundry supplies. Leaving no trace also includes fixing any damage that occurred during your tenancy. For example, repair holes in the walls from paintings and make sure the paint color is the same as it was when you moved in.
Arrange Inspection
Before moving out, and to ensure you get back your security deposit, you must schedule a final inspection with your landlord. Give your landlord roughly a week's notice to schedule the inspection before you want to vacate. It's important to be present during the inspection to discuss any issues with the security deposit or any other problems.
Communication Crucial to Success
Last, having good communication with your landlord is the key to getting back your security deposit. Some landlords prefer to handle tasks such as repairing holes or fixing broken fixtures themselves, and others would rather the tenant take care of it. Check-in with your landlord frequently to make sure you know what works best for them to make your move-out process as smooth as possible.
